Customizing Your Listing or Closing Plan

Where StreamLine Services Are Available

StreamLine is available to agents in states that do not require assistants to be licensed. We work with you to satisfy any marketing requirements in your state, such as “If your home is already listed, this is not a solicitation of that listing.” Because we focus on the administration details and customer service, you are free to focus on contract negotiation and prospect/lead development. We increase the level of customer contact and service, take care of the details, submit advertisements, etc. Agents are responsible for proofing any marketing materials for compliance with particular state regulations.

Top Producer

This is an on-line software used to manage an agent’s entire real estate business. It can be used in portion or as a whole. It has extensive database management and marketing materials. This program provides listing and closing plans for easy agent follow-up.

Agents who own Top Producer:

When you choose this option under our services, we will set up the listing and/or closing in Top Producer and apply the plan requested. For those items that apply to our services, we will update them on Top Producer as we complete them. We will also create the client website, so that agent clients may view the progress of their transaction. Since this is direct from the agent’s subscription with Top Producer, it will show the agent’s logo, photo, name, etc. on the website. Please note there is an extra charge for adding StreamLine services into the Top Producer owned by the agent. Each agent is responsible for updating their own “tasks”.

Presenting StreamLine Consulting To The Seller Or Buyer

As a service: Some agents will choose to let their clients know we are a service they have retained to assist with the transaction. It is the agent’s choice whether we sign the letters as “John Doe, StreamLine”, OR “John Doe, The John Doe Team”.

As a member of the agent’s team: Some agents choose to present us as members of their team. This increases their professional image and all materials go out signed as “John Doe, The John Doe Team”.

Photo Requirements

As with all types of marketing or media, the “larger” an image, the more clear an image will be when printed, posted to the internet, etc. Please forward all photos to us in “jpg” format with the highest resolution you have available. We will adjust the quality as needed. *We can (if needed) accept other formats, however, please contact us to check if we can access the format you use.

How Often Is The Seller Or Buyer Contacted?

Listing: The client will receive a mailing from us every 2 weeks. This is designed to lessen the number of “touches” the agent needs to have directly with the client, while still providing the Seller with exceptional customer service and furthering the professional image of the agent. Depending upon each agent’s preference, we send advertisements, MLS updates, Realtor.com updates, etc. Please call us regarding the updates we personalize to your needs.

Closing: In addition to the numerous contacts related to inspections, mortgage, etc., multiple letters are sent out throughout the transaction process. A welcome letter with contractual deadlines, insurance letter and pamphlet, and a letter just before closing with what to bring and the closing time. The letter with contract deadlines must be approved by each agent before mailing. We email a list of the deadline dates to the agent for review and approval. If approval is not received within 48 hours, we send the introduction letter without the contract deadlines.

What Is Realtor.com?

Realtor.com is a site many buyers visit to search for property. Whether you are a member or not, chances are you will find your listing(s) on their site. Realtor.com extracts existing listings from local multiple listing systems. This site offers multiple services, including Enhanced Listing Service, which allows custom wording, additional photos, ability to add virtual tours, open house events and more. They also provide tracking for the number of times your listing has been viewed by potential buyers. *Please visit www.realtor.com for questions regarding their services.

Advertisement Submission

We are thrilled to include this in our basic services. We write the advertisement based upon the MLS description and submit it to up to 2 genres a month. If you have an advertiser that you use monthly, we will be happy to set this up as an automatic part of your StreamLine Listing Plan. Once a month you will receive a reminder email requesting information on what advertisements you wish us to place that month and when you want them to run.

Please notify us of any ad submissions needed at least 2 business days prior to the publications submission deadline. Please ask us if you need a last minute rush, we do try to accommodate short notice requests when we can. We will let you know at the time of your request whether we will be able to submit the advertisement in less than the 2 business days normally required.  

What we need: The name and phone number of the advertiser(s)you use, along with the applicable deadline for that month. If ads are submitted on-line, please provide the site, sign-on I.D. and password. The final ad wording is emailed for your review and edit before being sent to the advertiser(s) chosen. For your convenience and to effectively meet deadlines, if we do not receive a response by the date requested in our e-mail to you, the ad is submitted by the date scheduled.

What Is In A Listing Book

*Disclosures, survey, & floor plan are included when provided to us.

Binding: Colored cardstock backing, Clear cover, with comb binding

Alternative Binding: If you choose, other forms of binding can be used. I.E. 3 ring binder, presentation binders, etc. Please contact us to discuss the various options and possible pricing adjustments.

How you receive the listing book: Depending on your location, the listing book will be sent out first class mail so that you receive it within the first week of the listing. For certain locations we will mail the book postal express.

Listing File Pricing

A bonus of the listing plan: There is no additional charge for the closing services shown under the “Bronze Listing Plan” when the property goes under contract. This is our “closing gift” to you.  

Closing File Pricing

For a closing file ordered by the selling/buyer’s agent, the price is as listed on under “Closing File Service”.

Delivering HOA or COA Documents to Another Party:

On the occasions when homeowners or condominium owners’ association documents need to be procured from the association, or are on-line, etc., StreamLine will assist you in getting them delivered. If we have to overnight or mail a package, the postage will be added to the file charge to be paid at closing. StreamLine does not charge for the labor associated with this task.

How Long Before Printed/Custom Materials Are Completed:

Much of the time StreamLine is able to provide a 24 hour turn around, from the time we receive all necessary info/photos, on most materials. However, the Listing Book and some materials can take a little longer. While we strive to deliver all items as soon as possible, please provide for a 3 business day turn around on all marketing and advertisement materials.
